The site was the last remnant of an old farm long since swallowed up by the growing town. It sits on the junction of 2 main roads, with the River Stour running through the corner of the site. It is adjacent to the town centre conservation area and there is a listed bridge and a listed barn on the site.

The scheme comprises 11 no. 3 and 4 bedroom houses arranged around a central landscaped courtyard. Parking is kept out of the main courtyard, giving the shared areas of the scheme a quiet and safe feel. Cars are parked in carports amongst the historic retained barns on the site.

Alongside the river a required flood bowl for the river has been incorporated into the scheme as additional amenity space, with houses facing onto the river raised above the flood level.
