The site is located on Commercial Road in Poole, Dorset. Situated to the north west of the town centre, the surrounding area is characterised by retail, hospitality and tourism and incorporates two locally listed buildings.
The brief was to provide a landmark development that maximises the potential of the site, improves upon the extant consent in terms of saleable area created and design quality.
The requirement was to achieve a minimum of 100no high end rentable units and 96no parking spaces, with a mix of 65% 2-bed apartments and 35% 1-bed with associated facilities (concierge, fitness studio, cycle storage etc)
The concept plan was developed to respond to the high level of visibility of the site from all aspects and to achieve an exciting and clean design solution. A clean and light elevational treatment was proposed, which maximise the strong sunlight of the site environment close to the sea, with the design language paying discreet reference to marine architecture of the modernist period, which will subtly harmonise with the strongly art-deco period style of the listed former bank building.
